Mr. Bolonik has been in private real estate practice for about four years, during which he has focused on commercial real estate, including offering plans, new residential and mixed-use developments, commercial leases, and mezzanine financing as well as acquisitions and dispositions in the tristate area and other states across US. He has worked on hundreds of closings, including those with eight figure values.
Prior to private practice, Mr. Bolonik served as an in-house real estate and corporate counsel at Rainbow Corporation, a leader in the retail industry with nationwide store properties. Mr. Bolonik represented Rainbow on a vast variety of commercial real estate, leasing, and construction matters. This included the acquisition of a competitor’s commercial lease portfolio amidst a bankruptcy. At this time, Mr. Bolonik successfully renegotiated the assignment and acquisition of 150+ retail locations across the country. In addition, Mr. Bolonik drafted numerous lease agreements and related documents, including letters of intent, proposals, construction letters, leases, lease amendments and conforming leases. He coordinated multiple departments in the acquisition, construction, and administration of new and existing Rainbow locations.
Prior to his role at the Rainbow Corporation, Mr. Bolonik accumulated a breadth of experience working at Brooklyn Legal Services Real Estate Division where he advocated for impoverished clients undergoing foreclosure, bankruptcy, and eviction. At BLS – RE, he was able to hone in on his skill and experience in Landlord Tenant Law and further his understanding and familiarity with leasing on all levels. Paul has also worked with New York City’s Housing Housing Preservation and Development (“HPD”) services, where he was involved in represented coop boards and management companies in New York’s HDFC program. This experience helped Paul understand the complexities and interplay between corporate law under the New York BCL and Real Estate Law under New York State RPL.
Mr. Bolonik obtained his Juris Doctor at Brooklyn Law School, during which he gained experience with the NYC Housing Preservation and Development agency and the real estate division of a NYC non-profit, Brooklyn Legal Services.
